Existing Home Sales Up 5.1 Percent in May

WASHINGTON (AP) — Purchases of new U.S. homes surged in the Northeast and West in May, as steady job growth over the past year has lifted the real estate sector.

The Commerce Department said Tuesday that new-home sales rose 2.2 percent last month to a seasonally adjusted annual rate of 546,000, the strongest pace since February 2008.

Sales of new homes have soared 24 percent year-to-date, helped by the additional incomes from the employers hiring 3.1 million workers in the past 12 months and relatively low mortgage rates. The sharp increase in purchases could help drive more employment in the construction sector and broader economic growth, potentially offsetting the setbacks to growth in the manufacturing sector caused by cheaper oil prices and a stronger dollar that has hurt exports.

“The robust demand in the housing market continues,” said Tom Wind, executive vice president of home lending at Florida-based EverBank. “We expect factors like strong job growth, low rates, and rising rental costs to continue supporting this trend.”

Last month’s sales gains were concentrated in the Northeast, where sales jumped 87.5 percent, a likely unsustainable rise that might reflect pent-up demand following an unusually harsh winter. New-home sales increased 13.1 percent in the West, but slipped in the Midwest and South.

The median sales price has fallen slightly, dipping 1 percent over the past 12 months to $282,800.

The increases have caused the supply of new homes to dwindle to 4.5 months, compared to the six months’ supply generally associated with a healthy market.

Still, homebuilders are preparing to meet this demand, having broken ground on more houses this year and plan to continue construction. Approved building permits rose increased 11.8 percent to an annual rate of 1.28 million, the highest level since August 2007, the Commerce Department reported last week. The new construction could spur additional buying that would place new-home sales closer to their historic averages after suffering a steep decline in the aftermath of the housing bust and Great Recession.

“Although the current level of sales is still far from the 700,000 level that is considered healthy, there is still room to move higher,” said Jennifer Lee, a senior economist at BMO Capital Markets.

Existing homes are also seeing strong sales as the economy continues to muscle up.

Sales of existing homes climbed 5.1 percent in May to a seasonally adjusted annual rate of 5.35 million, the National Association of Realtors said Monday. Tight supplies have lifted prices, which have climbed 7.9 percent over the past 12 months to an average of $228,700, about $1,700 below the July 2006 peak.

Rental home costs are also rising, causing more Americans to look for ownership options this summer before they are priced out of the real estate market. Real estate data firm Zillow said Tuesday that prices nationally climbed a seasonally-adjusted 4.3 in May from a year ago.

Much of the increased home buying activity flows from a stronger job market and relatively affordable mortgage rates.

Borrowing costs are low by historical standards, but they have been rising in recent weeks at a speed that might prompt more people to buy homes before rates rise even higher.

Average 30-year fixed rates were 4 percent last week, according to the mortgage giant Freddie Mac. That average has increased from a 52-week low of 3.59 percent.

Photos from Ponds and Garden Train Tour in ArrowCreek

Several friends checked out the Ponds and Garden Train Tour that we blogged about a couple days ago and told us how much they enjoyed it today. It was held this last weekend. Yesterday we visited the ArrowCreek homes on the tour.

Hawley MacLean has one of the longest garden railroads in Northern Nevada, the Alpine & Western Pacific Railroad. There are over 1,000 feet of track, 10 tunnels, 5 bridges, lakes, and waterfalls. The garden plants are miniature and fit right in with the scale of the train. There is a beautiful staging area for creating the trains and the train travels on tracks right through the house!

Stu & Rose Sandidge have a 5,000-gallon oval pond surrounded by large rocks. Two streams and waterfalls are each powered by a ½ HP pump. Four large steps lead across the pond. The full, sweeping, west-to-north-to-eastern view of the valley is stunning. It is a wonderful, relaxing place hidden above ArrowCreek Parkway.

NCET Business Technology News for June 2015

Many small Northern Nevada business owners, even some here in ArrowCreek, are involved with Nevada’s Center for Entrepreneurship and Technology (NCET), a member-supported nonprofit organization that produces events to help individuals and businesses explore and use technology.

The latest edition (June 18, 2015) of the NCET Newsletter had an interesting article on Nevada’s unmanned aircraft systems sector.

About NCET:

Nevada’s Center for Entrepreneurship and Technology’s roots go back to 1999, when community and business leaders, along with EDAWN, the Economic Development Authority of Western Nevada, created the TechAlliance, an organization that promoted entrepreneurism and technology commercialization throughout Northern Nevada.

In 2003, the TechAlliance joined forces with NCED, the Nevada Commission on Economic Development, to create Nevada’s Center for Entrepreneurship and Technology, a new state-wide organization charged with encouraging and empowering entrepreneurs and fostering an environment in which high-growth entrepreneurial companies could succeed and flourish.

In 2007, NCET was spun-off as an independent 501(c)3 non-profit organization.

Toilet to Tap Water

Did you know that Direct Potable Reuse (DPR) of waste water is becoming a more significant way to reclaim water because of the severe drought conditions, especially in the arid West of the United States – to include Nevada? Take a look at Toilet to Tap or Great Idea! by Cody Black, P.E., of Shaw Engineering, last month. The relevance is that both the ArrowCreek HOA common lands that are irrigated and the FOA golf course irrigation use reclaimed (also known as recycled or purple-piped) water.

As the drought continues, all of us are having to look at planning for a future with less water resources. For decades, we have been using recycled or reclaimed wastewater to irrigate our golf courses and large fields. These projects have been limited to certain high demand irrigation areas and have benefitted us in more ways than one. This includes providing a disposal location for wastewater treatment plant effluent while providing green open space in our communities. It is no surprise that this has been a popular solution, but will it remain so when even more restrictions are being placed on our household uses of water?

Some Like It Hot…But Many Pets Do Not!

With advancing temperatures, it’s time to think about how to keep pets comfortable as the mercury rises. Remember, they still have to live in their fur coats!  Hot weather can be uncomfortable, and even dangerous, for pets.

Time to Trim
One of the first and easiest steps to warm weather comfort is a good trim that includes around the ears and between the toes.  Fur is not only a heat source, but also grabs onto stray material during summer outings. Be especially mindful of foxtails, sharp shrubs and cacti, and gravel surfaces.

Plan Walks for Cooler Times of Day
Walk early in the day and later in the evening, avoiding hot midday sun that can lead to exhaustion and circulatory complications.  Adjust duration and intensity of exercise as needed, and always carry water. Walk on soft surfaces, avoiding hot asphalt and concrete that can burn paw pads.

Watch for Overheating
Symptoms include excessive panting or difficulty breathing, increased heart and breathing rate, drooling, lethargy and even collapsing.  Time to take it easy!

Swim Safely
The river can look inviting, but be mindful of currents, floating debris and rocks.  If your pet is a swimmer, be alert for trapped water in the ears that can be a breeding ground for bacteria and infections. Watch for scratching, head shaking and unusual buildup in ears after water contact.

When Nature Attacks
If you notice any swelling of the face with no apparent cause, chances are your pet has been stung or bitten by anything from an insect to a snake.  This condition should be quickly examined, as swelling can spread to other vital parts of the body, like the larynx, which can cause breathing difficulties.  Bear in mind that home remedies such as Tylenol and Advil are toxic to pets.

It’s easy to underestimate how quickly car temperatures can rise to dangerous levels.

In just minutes, enclosed pets can suffer irreversible organ damage due to suffocating temperatures.   Show chart with outside temps next to inside car temps.

Make a Cool Treat
Try making Peanut Butter Pops with peanut butter, banana and water.  Mix together and freeze in an ice cube tray lined with wax paper.  Cool!

These tips, along with providing pets plenty of shade and water while lounging in the yard, will help keep Summer Fun Time Summer Safe Time!

The Water & Rails Pond & Garden Railroad Tour Celebrates 10 Years Benefiting ALS of Nevada

Water & Rails Pond and Garden Tour is proud to announce its 10th year hosting Nevada’s most unique backyard02Bridge1 adventure benefiting ALS of Nevada. The tour has grown tremendously over the past ten years, during which time it has managed to raise over $300,000 for ALS research and support. Organized by MacLean Financial Group and Rail City Garden Center, this family-oriented event offers self-guided tours of serene gardens, Koi-filled ponds and model trains that travel more than 1,000 feet of track, under tunnels, over bridges and through miniature towns.

Many of the innovations on the tour are do-it-yourself projects that the homeowners love to share. Proceeds from the event benefit ALS of Nevada, an independent nonprofit organization serving ALS patients and their families in the Silver State. Amyotrophic Lateral Sclerosis, or ALS, is a fatal motor neuron disease often called Lou Gehrig’s disease after the New York Yankees baseball icon that was diagnosed with it in 1939 and died two years later. ALS affects the cells in the central nervous system that control voluntary muscle movement, progressively decreasing physical function.

The Club at ArrowCreek Is Private Property

June, 2015 ACHOA Response to Homeowner Question:

As an ACHOA homeowner, why am I not allowed to walk on the golf course grounds? This property should be available for ACHOA homeowners to walk upon and use for our own personal use.

ACHOA Answer:

The 545 acres that make up “The Club At ArrowCreek” golf course is privately owned by the current owners the Friends of ArrowCreek, L.L.C. The FOA does not accept the liability for anyone walking on the golf course if hit by an errant golf ball or hit by a golf cart. The ArrowCreek Homeowners Association does not own the 545 acres and cannot provide homeowner access to the grounds of the golf course.

In addition, the ArrowCreek Homeowners Association CC&Rs are designed to protect the golf course private property and ArrowCreek Homeowners from injury. Please review and adhere to the restrictions within the CC&Rs.

Article IV CC&Rs Section 40. Nonresidential Areas Access.

Except as otherwise expressly provided in this Declaration., all access to the Nonresidential Area (Golf Course) from any Lot or the Common Area is prohibited for any purpose, whether it be jogging, walking, playing golf or otherwise, without the consent of an affected Nonresidential Areas Owner.

Article VII CC&Rs Section 6. No Right to Use.

Neither membership in the Association nor ownership or occupancy of a Lot shall confer any ownership interest in or right to use any Nonresidential Area.
