UNR Literature Review of Home Value Factors

The UNR “Literature Review of How Home Values Are Impacted By Various Factors” by Mark Pingle, Professor of Economics, and Cameron Belt, Graduate Student of Economics, of March 8, 2015 has been posted on the ArrowCreek HOA website. After their report, there is an Appendix A: An Accounting of Articles Offered By People From ArrowCreek and Appendix B: A Note on HOA Dues and Their Effect on Home Values. This is will be a significant study when Dr. Pingle and Mr. Belt complete the second part of their work because there is not much information available about home value for recent years – since the housing bubble popped – and especially targeting Northern Nevada. Wine with a Hint of Arsenic

Not a good sign. Either inexpensive wine aficionados are full of arsenic from drinking their favorite wines or somebody is trying to get the cheap California wines out of the market….. Arrow Creek Coastal Series Cabernet Savignon 2011 is one of the wines considered to be over the limit in arsenic! It will be interesting to hear how the law suit ‘sediment’ gets settled. Apparently the United States has no government standard set for a danger level on arsenic.

Do you drink any of these low end wines ??

This Class Action Suit alleges these wines contain poisonous levels of arsenic.

Overkill or a real Killer? That appears to be the question!

Trader Joe’s comments about the accusation for “Two Buck Chuck” Charles Shaw 2012 White Zinfandel being on the list: No Reason to Believe Any TJ Wines Are Unsafe.

This Weekend is Nevada Women’s Expo

Reno Mayor Hillary Schieve will give the opening address this Saturday at 11:30 AM for the 13th annual Nevada Women’s Expo which will run from 10-5 Saturday and 11-4 on Sunday (March 28-29, 2015) at the Reno-Sparks Convention Center. Tickets are $7 or $5 with an online coupon. VP tickets are also available. 100% of the VP tickets will go to the nonprofit Terry Lee Wells Nevada Discovery Museum.

Many booths will offer services and products (quite varied) such as chocolates, olive oil, linens, pet adoption, banking and crafts. Women of all ages and lifestyles are the focus of the expo though plenty of men will check it out, too.

Unintended Consequences of ACHOA Board (Un-)Statements

I just received this from one of the neighbors and wanted to share what’s being said about our fine community. We need a definitive statement from the ACHOA Board to counteract these ‘rumors.’ What is the truth? The ACHOA Board needs to seriously make a statement that we all will believe.

“Just had a very interesting conversation with the Keller Williams realtor who handled the purchase for us of our home here in ArrowCreek. She said there are a lot of rumors going throughout the real estate community regarding the status of the country club and the “potential” purchase of the club by the HOA. Realtors have been hearing from potential buyers that they “do not want to look at homes in ArrowCreek” specifically because they do not want to be in a position where there will be increased HOA payments and the certainty of assessments connected to the country club/golf course. The biggest asset historically has been the pools and tennis courts with the golf being “a nice extra but not really being as big a selling point” since there are other courses around.

I am sure what she said does not come as a surprise to any of you but wanted to share it.”

Happy First Day of Spring!

Happy and sad all at once. HAPPY to see the spring flowers. SAD that we didn’t get more snow pack. It will be very important this year to keep our eyes on the lookout for leaks in our watering systems whether they are drip or sprinkle ones. Preparing for a Dry Summer

Preparing for a Dry Summer

With current weather forecasts for the summer looking dry, we as home owners should prepare to make the best of it. Recently my insurance expert and I had a conversation about the upcoming potentially dry summer and the risk of fires in our area being escalated. Fire can be devastating to a family and community so we need to be prepared in the unlikely event that one should come our way.

Since most of our homes are our biggest assets we need to protect them. So I have some smart ideas to protect your home and it’s contents this year. First you should do a video inventory of each and every room of our home, make certain that every item in each room is captured, furniture, art, drapes, and anything of value. Lay out all your jewelry, furs, clothing and accessories and document them via video. If you have receipts or estimates lay them out to be videoed right next to the item. Also don’t forget electronics and the manuals to them. The manuals are very helpful for the insurance company to identify exactly what each item is. You should also remember to do a complete video of the outside of your home and any structures on your property. Include any outdoor furniture, BBQ’s, sculptures, and thing that you value that is outdoors. Don’t forget the garage and all it’s contents, and make sure if you utilize a storage unit that it is also insured. While videoing give a verbal description of each item with as much information as possible. The good news is that this so very simple to do with a smart phone or GoPro. Once you have videoed everything make sure that your video is stored in several places where it will be safe. Like in an iCloud, or on a flash drive that can be put in a safe-deposit box or a fireproof safe. Scan any important documents and keep them safe. Especially tax receipts, unfortunately the IRS doesn’t care if your home burned down with all your tax papers in it.

Next you should clean any debris from around the outside of your home that could catch fire easily. We have lots of dry grasses the summer time here that should be removed from around your home. Don’t be shy about asking your neighbor to do the same, as fire can easily spread from one house to another. If it’s time to do any landscaping consider using materials that resist fire and don’t use too much of our precious water.

Talk to your children about the dangers of fire and the importance of preventing fires. Make sure children know to call 911 immediately if they smell or see smoke or fire in or near your home. Review your families escape route from your home and where you will meet should you have a fire. Test your fire alarms, and smoke detectors, and replace all batteries. Make sure you review your insurance coverages with your agent so there are no surprises should you have a fire. Be proactive and keep your family and home safe this summer.

Transparent Canvas of Birds in Flight

It is almost Spring. It is window washing time again! The Red Tail Hawks and Northern Harrier love to scare their next meal (usually quail and doves) into the window for easy pickin’s. Most of the time the birds don’t hit hard enough (thank God) so they are glancing blows. We have collected quite a display of angles of birds in flight. Sometimes the little birds are faster than the birds of prey and veer away from the window in time for the big bird to crash, so we have a few big dust birds on the windows, too!

Gardening eNewsletter from Moana Nursery is Timely for Watering Tips

Moana Nursery just sent out their March eNewsletter that had some interesting gardening tips in it. Since it has been so dry this winter, it is very important to give your trees and shrubs some water right now. Plants in the ground, especially newly planted (last fall or later) trees, shrubs and perennials need the equivalent of one inch of precipitation per month. Plants in containers need more since they dry out faster. All the eNewsletters are available here. Moana has lots of great information on their website – such as High Desert Gardening and a collection of landscaping tips. If you do get inspired to change your landscape, be sure to check on the current HOA rules before doing anything!
