Great Reno Balloon Race Poster Contest

The Great Reno Balloon Race Seeks the 2015 Official Poster Design! Your idea could be the winner! The deadline for submissions is April 30, 2015.

Only color designs will be accepted. Black & White submissions will not be accepted into the judging pool, but your efforts will be applauded.

The Great Reno Balloon Race (GRBR) manifests fun, family, community and uniqueness. Your design should incorporate some of these qualities and of course teardrop hot-air balloons. Please, no special shapes. Now, the rest is up to you! We don’t want to limit your ideas and creativity, so go wild.

Owner Proposed Change to the ACHOA By-Laws

The attached document contains an ACHOA owner proposed change to the association’s By-Laws. The change came about as a result of reduced visibility into ACHOA Board actions occurring between regularly scheduled Board meetings. Currently there isn’t visibility into the decisions reached ‘out-of-board.’ This change will provide the community the necessary visibility to question the wisdom of decisions and provide better record keeping.

    As noted in the submittal to the ACHOA Board of Directors, it has been requested that this change be placed on the next community ballot.

April is National Garden Month! No Foolin’!

Growing the Next Generation

KidsGardening.org strives to make the many benefits of gardening available to all. As the national nonprofit leader in garden-based education, over the past 32 years they have awarded grants to 10,000 youth gardening programs in 15 different counties, enriching the lives of 2.2 million young gardeners. Through their websites, KidsGardening.org and Garden.org , they provide free gardening and educational resources to educators, families, and home and community gardeners of all ages. They are based in Vermont.

Nevada also has lots of gardening help places. Besides the local retail nurseries, there is the UNR Coop Extension. They have several programs for children and families. Over in Truckee, CA, just north of I-80 there are master gardeners who are very willing to help you at the Villager Nursery.

The Nevada Division of Forestry State Tree Nursery at Washoe Lake will be opening May 7. It is located at 885 Eastlake Blvd, Carson City, NV 89704 and phones are (775) 849-0213, Fax (775) 849-2058. Behind Closed Bedroom Doors: A Free Ride for the Golf Club?

*Several voices pointed out that the previous version of this article had technically and factually incorrect data. I apologize for those errors. This update is factually correct and matches the ACHOA Budget numbers for Fiscal Year 2015.*

In a recent conversation one of the topics that arose was Golf Course payments to the ACHOA. It was said that the course was assessed at the five (5) equivalent lots level (In fact it is 6). That is to say The Club is to contribute to the ACHOA 6 times $218 per month ($1308), and has. In fact during the most recent bankruptcy the ACHOA was defined as a creditor claiming it was owed $1308 for unpaid assessments. That was disputed by the owner as it was claimed that The Club put on a Christmas Party for the residents along with sharing some of his equipment.

Now comes the sticky part, Article VII of our ACHOA Declaration CC&Rs has several paragraphs devoted to determining the equivalent lots for the golf course, including a rough example. The formula relies on information provided by the Washoe County Regional Transportation Commission (RTC). To determine the number of ‘equivalent lots’ for a golf course, you’re to take the number of holes (36) and multiply it by the Vehicle Miles Traveled (VMT) per golf course hole (47.44) and then divide that number by the VMT for a Single-Family Dwelling (14.67). This gives you 116.42. To get the number of equivalent lots you multiply 116.42 by the amount of expenses allocated to the Golf Club’s existence, factors of which are spelled out in Article VII, and for this discussion let’s choose a 10% number. With this factored into our calculations, the equivalent lots allocated to The Club are 11.642 or 12 when rounded off to the nearest whole number. So, the monthly dues payable to the ACHOA from ‘The Club’ should be $2616 per month of operation based upon our CC&Rs.

Since The Club is a private facility, when the ACHOA holds a meeting there we pay for the meeting space, budgeted at $1467 per meeting. Since The Club currently pays $1308 per month they technically get a repayment every other month which makes their contribution actually $1149 over a two month period, or $574.50 per month, the equivalent of 3 lots.

So, has the ACHOA been giving The Club a ‘free ride?’ and can we forego the additional contribution to the well-being of our community? You decide.

Go Ahead and Spend a Mil – The ArrowCreek Homeowners Are Going To Eat It Anyway

I know the ArrowCreek Golf course is in a very, very sorry state but I don’t want to pay to fix it because I don’t play golf and I never intend to. I really, really resent knowing that every penny spent to fix it up is going to be “paid back plus 12% or more” to the FOA when the ArrowCreek HOA board buys the course from the FOA based on their under-table handshakes and other crap that is going on. They have more Is than I do and it is going to be shoved down my throat because there aren’t enough ArrowCreek homeowners who don’t play golf paying attention to what is going on to stop it from happening whenever the voting material and ballots show up in our mail. I throw up to those watching from the side-lines to pay attention to what is going on and vote NO to owning a HOA-run golf course when the time comes or we will all be paying way too high HOA fees to keep the pretty people happy in their little club. I am fed up. I wish there were a way to jettison my piece of property away and secede from all this arrogant behavior and better-than-thou cockiness. “You know you have no chance to win.” “Just eat it.” I have the same rights that they do! Annexation to Reno? Maybe it is time to write a letter and do away with the HOA.

ACHOA Board Hurting ArrowCreek Property Values??

The study performed by Professor Pingle and Mr. Belt definitely looked at sources of information on Gated Golf Course communities and their conclusion is “…variations in data collection imply that specific estimates reported in this study can only be considered very rough approximations of what might be experienced in ArrowCreek.” This final statement in the report is very telling. From a qualitative analytics perspective the study leaves some critical thinking and analysis to the reader. It is not clear what the two gentlemen were given as direction, but clearly their paper is not directly applicable to the ArrowCreek Home Owners Association (ACHOA) as it portrays a community that only partially exists. The ArrowCreek golf course is not an ArrowCreek amenity. The ArrowCreek Articles of Incorporation declare the following items to be the amenities of the ArrowCreek gated community:

  1. Private Roads within the Subdivision
  2. Swim and Tennis Club
  3. Staffing and Maintenance of Security Forces
  4. Common Area Lighting
  5. Entrance Gates
  6. Snow removal and storage areas
  7. Common Area landscaping including along private streets, or landscaping along ArrowCreek Parkway
  8. Fire and fuel breaks
  9. Detention basins and accumulated sediment
  10. Equestrian/pedestrian trails
  11. Bicycle and pedestrian paths
  12. Golf cart crossings
  13. Off-site residential parking areas

Notice that the Golf course is not captured as an ‘amenity’ but in fact is captured in the Declaration Covenants, Conditions and Restrictions (CC&Rs) as “Provisions for NON-Residential Uses” separate and separable from the ACHOA.

Table 1 is a compilation of data from available Reno resources. Notice from the Sotheby’s data that the value of a property on the golf course at ArrowCreek was only 1% higher than property not on the golf course. A key find of this data mining was that properties outside of ArrowCreek were actually selling at a premium of 1% over those in our gated community. One percent is again definitely not a significant difference. This data certainly leads to questions as to why the ‘premier’ ArrowCreek community isn’t at the top of the price per square foot competition.

What is of significance is the fact that there is minimal difference between homes on a golf course and a home not on a golf course. This then brings into question the drive by the ACHOA Board to “purchase the golf course to preserve property values.”

Summer 2015 Junior Golf Classes are Filling Up!

It is Sprng Break already! Mindy Sipin (LPGA T&CP) is announcing her Junior Golf Schedule as she knows many families plan their summers ahead. The all day Kids Camps fill up quickly, so if you are interested in these golf “summer day camps” for any of your children, please reserve your spot ASAP.

The Club at ArrowCreek is offering a Junior Golf Program for the upcoming 2015 season. This program is available to all juniors 5 years and older. A wide variety of schools will be offered – from introducing the game of golf for the beginner to the young adult wishing to play competitive golf. The emphasis will be on making learning fun while focusing on the fundamentals of the game.

Also offered are Kids Camps which will include golf, tennis and swimming instruction.
These camps are sure to be a fun filled week for the kids!!
