ACCC Responds to “Golf Perks”

The ACHOA Communications Committee (ACCC for short) has been responding to individually asked questions and suggestions concerning “The Club At ArrowCreek” potential purchase and operations by the proposed Joint Venture.

The committee is feverishly working on a frequently asked questions (FAQ) list that will hopefully get posted soon. In the meantime, some of the individual questions will get separately answered here.

The comments and questions are restated with the response below.

“I am a resident of Arrowcreek who believes your current offer should include benefits for residents who are golfers. This should not simply be a bail-out for the few current members of Arrowcreek. I suggest the following: Access to the practice range (balls included); reduced rates for resident golfers and alternating the two courses to be private and public on a weekly or daily basis.

The offer of a social membership only is not a sufficient enticement, in my opinion. I’ve eaten at the fine dining restaurant, which struck me more as a casual restaurant with a few fine dining options. The food, menu and service was below average to be called fine dining. By adding these additional things, I believe you will be more successful in getting the votes required, including mine.”

The negotiations with Arnold Palmer Golf (APG) and the ArrowCreek Homeowners Association, Inc. (ACHOA) are moving forward with the finalization of a Letter of Intent. Once the Letter of Intent is completed, details concerning the potential operation of the “The Club At ArrowCreek” can be finalized. The ACHOA member benefits will be detailed for all ACHOA members to discern once finalized. Those benefits may include full dining access with no minimums but reservations may be required for certain events, before and after hour walks on the golf course, concerts on the green, social, tennis, golf, swimming, picnic areas, and other community sponsored activities. The ACHOA member golf benefits are still part of the negotiation and may include access to practice range balls, reduced rates for resident golfers, different golf packages, golf course access or reservation times, golf shop discounts, etc. The type of fine and casual dining remains a concern in the negotiations and that will be approached. Please note that all of these issues still need to be negotiated and finalized.

The Letter of Intent with FOA has been signed. The process of evaluating the “Purchase Price” of “The Club at ArrowCreek” has started. The evaluation will include an evaluation of your statement that “This should not simply be a bail-out for the few current members of ArrowCreek.” The ACHOA does know that the FOA current ownership structure is made up of 36 ACHOA homeowners. The ACHOA does know that none of the previous equity owners of the club have a stake since their contracts were voided by the Bankruptcy Court. The Purchase Price does not include any reimbursement of any original golf membership fees.

The ACHOA Letter of Intent to Purchase “The Club At ArrowCreek” states the following “The intended purchase price is the total of all acquisition costs incurred by Seller in originally purchasing the Subject Property for, plus any losses /expense incurred by Seller as of the date of the Parties’ execution of the Purchase Agreement (inclusive of major maintenance and equipment expense), plus twelve (12%) interest per annum. The final purchase price will be determined and agreed upon by the parties.” The Letter of Intent is now allowing the ACHOA to examine all of the components that will make up the Purchase Price. This is still pending. However, it should be noted that the ACCC estimated loan amount of $2.5 million includes approximately $900 thousand that will still be owed to the County for delinquent water payments as incurred by the former owners Aspen Sierra. This amount will be paid over to the County, not to the current owners of “The Club at ArrowCreek”.

Please Sign Up for HOA Email Distribution!

Email allows the ArrowCreek HOA to distribute information to you more quickly and efficiently.  By Nevada law, the ArrowCreek HOA must have a signed form on file in order to send you certain information via email in lieu of US mail.  You could call Jeanne Tarantino at 775-334-7403 or email her at jtarantino@associasn.com to have her send a form. You can also download the form here since it isn’t linking properly on the HOA website. If you complete the attached form and mail it back to Jeanne, she can get you set up in the Association’s email data base right away.  Please note that correspondence regarding your individual account will still be sent to you via US mail, but general correspondence, newsletters, notices and updates are what is sent via email.  Often times the HOA sends brief updates via email that are not sent via US Mail.  I hope you will consider signing up for this program.

Several neighbors have indicated that they have not seen HOA newsletters or other HOA mailings. If you haven’t been getting HOA information via mail for whatever reason, hopefully, by returning this form, you will now be better informed!

It is still coming down! I didn’t hear them forecast snow for today! The “big” storm came and went without anything, yet this storm comes out of nowhere! Maybe it is the one that is supposed to start later this week. All I know is that Lower ArrowCreek cannot see Upper ArrowCreek – or Reno for that matter!

Welcome to the ArrowCreek411 Website!

It has come to our attention that a member of the ArrowCreek HOA Board is concerned about a potential conflict of interest between one of the board nominees and the ArrowCreek411 website. This allegation is totally false and should be corrected based on fact…

1) None of the people running for a position on the HOA Board of Directors (BOD) are the webmaster of this website.

2) How is COMMUNICATION a conflict of interest unless someone/something is trying to twist it some way?

Ron Duncan, who is in the running for one of the vacant board positions, was concerned there was no contact information on the website other than the webmaster email address. He is the only one with bocce balls enough to put his name on the site as a contact so far. I would be delighted to add the individual board member contact information as well. Please send contact information to arrowcreek411@gmail.com.

Ron Duncan’s ethics are pure. This site was born from an ArrowCreek neighborhood meeting. This site is meant to spur communication to/between the ArrowCreek community without a censor filter (but spelling and grammar will be fixed!). If people can’t play nice in the sandbox, then some other measures may have to be taken or rules put into place. Real names have been omitted because some people are afraid of retaliation and want to remain anonymous; however, the Webmaster has their contact information – just like on newspaper editorial pages. Hopefully through this website, neighborhood meetings and casual get-togethers, the ArrowCreek community will get to know each other better and there will not be such animosity and distrust. But we have a lot of work to do to make it happen!

Notice also that we have lots of information out here already whereas the HOA is still wringing their hands while deciding what to do to communicate with the residents. If people explore and read what is on the site, they will notice that the ArrowCreek officially sanctioned site is one of the links on the page. This site is fully intended to spread communication and information about all facets of the community. Notice the links to the right highlighting things to do, local attractions, resident artists, photographers and writers. Hopefully the Golf Club situation is not the only topic our residents have in common. Actually, we know already it is not! This website is only one week old as of today yet we have had almost 500 hits (actually 444 hits as this is written) already!

Any ideas for inclusion and improvement are welcomed to be shared – email them to arrowcreek411@gmail.com. Comments can be made for or against any of the blogs. – Just fill in the contact information as you write your comment.

If the ArrowCreek HOA Board sanctioned Communications Committee is smart, they will embrace the concept that the ArrowCreek411 site should be the site for HOA communication releases as well, since it is already up and running. The Webmaster, who, again, is not Mr. Duncan, would be more than happy to post whatever the HOA Communications Committee wants distributed. It won’t be censored either! You can even have your own by-line.  Bring it on.

It’s Not Too Late to Vote for the 2015 ArrowCreek HOA Board!

Although it is too late to MAIL your vote for the HOA Election, the ballots can still be hand delivered in the double sealed envelope that came with the announcement of the annual meeting!!

So, if you know ANYONE who hasn’t voted and still has their ballot, PLEASE urge them to complete it and call 775-852-7265 or 408-691-1803 and we’ll pick it up OR they can do it themselves by delivering it to the “Community Clubhouse” (NOT the Resident’s Center!!) Tuesday, December 9, 2014, prior to 2:30 pm. The ballot counting process begins at 2:30 pm at the “Community Clubhouse” where property owners are invited to come watch!
