ARROWCREEK HOA – NOTICE OF THE JUNE 2015 ROAD SEALING SCHEDULE

Selected residential streets, the ArrowCreek Parkway Loop and fire roads are scheduled for slurry seal in the next couple of weeks. Work time is during the hours of 7:30 AM and 5:30 PM. The material to be used is a “quick-set slurry” and will dry within 4 hours of application. SNC will attempt to notify residents if any of the below dates are adjusted due to weather.

Residential Streets listed below are scheduled for slurry sealing on Tuesday 6/23/15 and Wednesday 6/24/15 (weather permitting). Owners will be notified with additional details by SNC, the road maintenance contractor, by flyer at your residence, temporary signage in your neighborhood and by cones. Please make arrangements to be off the street during this time. If you need assistance with parking please contact Security at 850-4450.

Sealing of the ArrowCreek Parkway Loop – The entire ArrowCreek Parkway loop is scheduled to be slurry sealed on Thursday 6/25/15 and Friday 6/26/15, weather permitting. To minimize traffic delays a one-way routing system will be implemented in a counter-clockwise direction; One lane will be kept open at all times. Residents are advised to schedule some extra time to get in, out, and around the community. Depending where you pick up ArrowCreek Parkway you may need to drive all the way around. Please follow all traffic controls administered by the contractor, SNC, to further expedite your travels. And be considerate and safe of the workers on the road!

Analysis of Golf Course Closure Impacts on Home Sales Price Trends

Brian Bonnenfant, Project Manager for the Center for Regional Studies, College of Business at the University of Nevada, Reno (UNR), was commissioned by The Concerned Neighbors of ArrowCreek (CNA) to do the Analysis of Golf Course Closure Impacts on Home Sales Price Trends study and report. It reviews property values of D’Andrea and Northgate prior to and post golf course closure. You are welcome to review it and draw your own conclusions; however, after the closing of the golf courses, property value trends follow economic trends with no difference noted between those properties adjacent to the golf course and those that are not.

Single‐family properties directly adjacent to the D’Andrea and Northgate golf course land were analyzed for property value trends before and after the closure of their respective golf courses to determine the impacts of the golf course closures on property values. The analysis is based on transactions that occurred between 2004 and 2015 (1st quarter) as reported by the Washoe County Assessor’s Office using the “RDEQuickinfo” file.

Mr. Ron Duncan, leader of the CNA group, presented the just published “Analysis of Golf Course Closure Impacts on Home Sales Price Trends” report to Mr. Sam Fox, President of the ArrowCreek HOA at the ACHOA Board of Directors’ meeting this evening. Final version is available here.

TMWA Arrow Creek Project Aims to Replenish Groundwater

TMWA’s Arrow Creek Project Aims to Replenish Groundwater in Galena/Mt. Rose Area

Having just been consolidated with Washoe County Water Resources and South Truckee Meadows General Improvement District after a five year wait, the Truckee Meadows Water Authority now has the ability to start improvement projects that will replenish ground water supplies and stretch out Nevada’s drought reserves.

The Arrow Creek Project, led by Project Manager Scott Estes, is one of two projects that is purposed to these goals.

“We did a little bit of testing on some wells up by the Mt. Rose/Galena area,” said Estes. “And we found some of the water levels in these wells has decreased over the last ten years.”

Over pumping and an insufficient amount of recharge from snowpack are both reasons why well-water levels have decreased. With an ongoing drought pushing into its third year, the Arrow Creek Project will store up water reserves during the winter to be used during the peak summer season.

“It allows us to turn off the production wells during the winter,” said Estes. “To let them recharge, and then we can use the wells in the summer time when the water is needed.“
Galena and surrounding areas rely exclusively on groundwater, but these wells are greatly diminished due to the lack of snowfall. The Arrow Creek Project will make use of off-peak water supply to allow the ground water wells in the area to refill.

“Really what these projects are all about is protecting the groundwater resource,” said Estes. “We need to ensure they’re a long-term viable resource for the future.”

This two phase project is estimated to cost $2.3 million, and construction is scheduled to start on phase one this summer and be completed by November 2015. Phase two will take place 2016-2017.

You want Facts: Here are Facts

Here are some FACTS straight from the Washoe County Assessor records:

  1. ArrowCreek properties are selling at a premium to those in Sparks and the North Valley.

    a.) Thirty nine (39) properties were sold in ArrowCreek between 17 December 2014 and 21 May 2015.

    b.) Eight (8) of those properties were on the golf course (the property boundaries actually touch the golf course, not just have a ‘view’ of it). Six (6) of those were homes with an average selling price of $218.96 per square foot. Two (2) were vacant lots with an average selling price of $143,401 per acre.

    c.) Thirty one (31) properties sold that are not connected to the golf course. Twenty four (24) of those properties were homes with an average selling price of $230.70 per square foot. Seven (7) properties were vacant lots with an average selling price of $130,056 per acre.

    d.) Homes that do not have a boundary with the golf course are selling at a five percent (5%) premium to homes actually on the golf course.

    e.) Vacant lots with a common boundary with the golf course, however, are selling at a 10.26% premium over non-common boundary lots.

  2. The ACHOA (all of US property owners) currently owns 502 acres of vacant land. We haven’t implemented any of the existing plans for hiking trails or exercise stations on our land or improved the Residents Center.
  3. Only twenty one (21%) percent of our community identifies with ‘golf’ per the Pingle Report.
  4. The ACHOA Board is spending an awful lot of resources, especially legal hours at $275 per hour, to continue to look for a way to acquire the golf course should the Friends of ArrowCreek offer it for sale.


Given ALL of the above ‘FACTS,’ do we really need another 525 acres? Especially when we’ve done nothing to enhance the property we already own.

Let’s focus our energy on improving the amenities we currently have and expand those amenities by using our already available acreage. Let’s stop the wasteful energy and expenses of trying to purchase another 525 acres, NOW!

Federal Judge Denies Blockage of Reno SouthEast Connector Project

An effort to block the continuing construction of the controversial Southeast Connector road has failed after a federal judge denied a court order to invalidate a permit for the project.
