Next ArrowCreek Garden Club Meeting April 15 2015

I have heard Marnie speak before and she is entertaining as well as informative. She, like many of us, came from N. California or other places where gardening is less challenging.

The Club at ArrowCreek Sets Water Consumption Reduction Goal

The Club at ArrowCreek recently sent out this communication on their water conservation efforts to cut 10% off of last year’s water consumption – and challenged the ArrowCreek community to try to do the same water savings.

Sparks’ D’Andrea Golf Course Up for Auction Again

The Reno Gazette Journal had this article today that was passed on to the ArrowCreek411 webmaster by Paul Burkett this morning.

The D’Andrea Golf Course in Sparks will be sold at auction later this month and the surrounding community is nervous they may never see the property used as a golf course again.

Homeowners say they hope that the golf course, which has gone to seed since it shut down in 2012, will be sold as one unit when Washoe County tries to sell it on April 22, but they fear that the high cost will force the auctioneers to break up the property’s six parcels. That would effectively eliminate the chances of the land becoming a golf course again.

In addition, the new owners will have a hard time building anything new on the parcels since it’s designated to only be used for a golf course. It’s a catch-22 that doesn’t seem to have an easy solution.

There are several rumors going around. Some already had parts of it sold. This article focusses on the people who wanted a golf course in the first place. So, it will be interesting to see what really does happen later this month. RGJ also has many photographs on-line of the state of disrepair that the site is in. I don’t think the land looks any worse than the HOA land I look out on from my house.

Northgate Golf Course is being repurposed. So, who knows what will happen here.

Even if the FOA closes ArrowCreek, I don’t think our situation would be the same as far as defacement is concerned because we are behind a security gate. I believe wiser stewards of the earth are here.

Over the weekend Somersett United provided a Somersett Owners Association SOA Amenities Update that would interest many residents in ArrowCreek so I am reposting it on ArrowCreek411. ArrowCreek is one of the communities in the report comparisons. This is FACT, NOT FICTION NOR INUENDO. Jeanne Tarantino, the ArrowCreek Associa HOA Manager is given acknowledgement and thanks as a source in the report.

(Webmaster’s comment: The problem these days is that so many people are so busy that they prefer to follow people they trust rather than take the time to think out a difficult problem themselves. Example: Republicans and Democrats. We have an identical situation here between Mr. Collins and Mr. Duncan. Statisticians can always make the data claim what is desired. That is why the ArrowCreek411 webmaster hates statistics and takes it with a grain of salt. Same exact data, different processes – both men with justifiable reasons for manipulating/analyzing the data the way it was done and both men feel they were earnest – and were earnest – in their calculations. Same as in the Pingle report, which was reported here when it was released in this post with files UNR_STUDY 1 of 2 and UNR_STUDY 2 0f 2) as well as with the link to the ACHOA website. ALL of it is boiled down to human opinion of facts viewed from hundreds of different life experiences. Why can’t we meet in the middle and find a compromise? Just ask the Republicans and Democrats currently in office in Washington DC.)

The 411 site is not impossible trash. It tries to share ARROWCREEK pertinent information – which includes ACHOA and Golf Club information. It is intended as a forum for people to share their views based on comments, experiences and emails from the neighborhood that indicated that the ACHOA website was not meeting their needs. The ACHOA is adamant that an open line of communication, a.k.a. forum/blogsite, is totally outta sight beyond Pluto for risk of litigation.

Here is Ben’s item to put on the “inaccurate” 411 website for today. Is it any more “fact” than anything else here? To use Ben’s last line: “We all need to look critically at what is being posted on the 411 website.” No, duh! Just as critically as anything posted on the Associa website, or on any website, or on radio, or on TV!! The hard part is deciding for ourselves (oh, my! that means thinking for myself, ok, big breath) what it all means to us as individuals, as families, as communities and as stewards of the earth or whatever…where can the compromises be made where it is a win-win for everyone involved? Oops. There are those Democrats and Republicans again….)

Control of YOUR Pocket Book Part II

Speaking of Pocket Book Issues….

There’s a bill going through our legislature, SB260, which will REQUIRE HOA Owners to carry an impound account to pay for HOA fees! When the HOA raises your fees, the bank just increases your payment to cover the impound account amount. I personally don’t like anybody touching my money without my specific permission!

SB 260 –
This bill requires lenders to establish escrow accounts for the payment of assessments for all new loans in community associations after January 1, 2016. Associa is a member of Community Association Institute (CAI). CAI is supporting this bill as they believe this will help to resolve issues with the super priority lien, as well as greatly reduce association delinquencies.

Control of YOUR Pocket Book/Wallet – Owner Proposed Change to CC&Rs

The attached document contains an ACHOA owner proposed change to the association’s Declaration of Covenants, Conditions and Restrictions (CC&Rs). The changes came about due to various ACHOA Board meetings where it was discovered that our Fees and Special Assessments do not require a vote by the owners. As a result, a number of owners wished to not restrict the ACHOA Board’s power but rather limit the scope of how high fees could be raised before getting community approval. The same concern was applied to Special assessments. These changes reflect the Nevada restriction on raising property taxes and will provide better justification for increases. This change will provide the community the necessary visibility to question the wisdom of fee increases prior to their implementation.

As noted in the submittal to the ACHOA Board of Directors, it has been requested that this change be placed on the next community ballot.
